Not to mention the maintenance all on your lonesome. Even if it's mostly undeveloped land you still have to tackle brush because of the fire risk and in general makes it more accessible to enjoy for yourself.

Pippa could get extremely cheap land in Appalachia.
For example I've heard there are some counties in rural West Virginia with broadband internet now, extremely cheap cost of living, housing/land.
