SF is a dying shit show going the way of Detroit, but SD is probably the last good big city in CA. The whole city is controlled by "not in my backyard" liberals and has a strong military presence that holds a lot of political influence. So politicians there tend to talk the talk but rarely walk the walk, leaving the city pretty well managed, safe, and lacking a lot of the homelessness and other bullshit that pollutes SF and LA. Also, the traffic is far better than LA's, but the rent their is a bit more expensive due to the better climate.

LA/LB are the major ports and air traffic hub, thus naturally making it a good entry/exit point. Rent is abysmal but SF is you getting pegged by landlords because you wanted to live in hipster land.

I used to work in an industry that got a lot of product from Hong Kong and everything went through San Gabriel Valley, specifically City Of Industry which is a real place and basically full of Chinese warehouses.
Rent is not outlandishly more expensive than, for example, Midwestern cities if you look at commercial office space instead of residential.
Commercial rent in LA is also cheaper than SF Bay area (unless you go all the out to Pleasanton). I don't see them setting up in any other city with a lower Asian %.
