I figure she has no credit history. Im around pippa's age and have a great credit score because I got a credit card at 18 and barely used it for over half a decade. Now I have a long credit history (for someone my age) with low utilization. Lot of my friends have shit credit scores because they didn't get cards til their mid 20s and have fuck all credit history holding them back. Pippa never worked until like 3 years ago and she doesn't take me for the type to open a credit card on her own accord. This is just speculation on my part. I feel for her as a west coast resident because the housing market here is going to stay fucked for a long time with the retards in charge of these states.
you guys are fucked with homeowners insurance being unaffordable or outright not available. thats going to cause an issue with underwriting as well.
if she had utilities and rent under her name she could use those to build a credit history but its a pita to set up and youd need a loan officer who's going to play along. the timing, like you say, is whats gonna be killing her.

Pippa does have a credit card, she's talked about it before, she has also gone on about having good credit and how it's easy to have good credit, she had that argument with kirsche about credit cards during a palworld collab.

I can't imagine a seller's agent allowing that sort of thing to happen in CURRENT YEAR, it's an invitation to claims of an FHA violation. It could happen with a FSBO, I guess.
It wouldn't surprise me if the underwriter looked at a job in a new and still-unstable industry without a proven track record that heavily depends on contributions by fickle audiences, where there's just been a wave of corpo failures, and got the heebie-jeebies.
its seller dependent for sure. some buyers write letters, others figure out if they have any fraternity or sorority connections, or the realtors know each other. the great thing about covid-19 was that the rules were fast and loose.
